New homes in Crossrail and HS2 superhub: Diageo developing former industrial estate in Park Royal into 25,000 home district

Park Royal in north-west London is set to become part of a new 25,000-home district with a £26 billion transport superhub for Crossrail and HS2 trains.

For decades, the area’s 1,200-acre industrial estate has been a key manufacturing and distribution base serving businesses in London, where a third of all food consumed is prepared and supplied from Park Royal.

As well as having good road and rail links, the Grand Union Canal runs through the area, providing a chance for waterside living.

Barrels of Guinness used to be transported along the canal to Paddington for distribution to pubs.

The brewery, designed by Sir Giles Gilbert Scott, of Battersea Power Station fame, was considered by some an architectural masterpiece, but had immunity from listing granted by government.

It was demolished by landowner Diageo, the drinks conglomerate, which is redeveloping the site into First Central, partnering with housebuilders.

This new quarter has a 20-acre nature reserve with lakes, waterfalls, bridges and cycle paths.

Regency Heights is the latest residential scheme, comprising three towers with 807 flats priced from £382,000.

Both Park Royal and Hanger Lane Tube stations are a short walk away. More info.
