Richmond's fortunes are rising

When you consider its position in other league tables it would be astonishing if Richmond's property values were not soaring.

It has some of the best state schools, the lowest crime rate and one of the highest per capita incomes in the country.

Nearly 10 per cent of the population earn above £60,000 a year - more than in Kensington and Chelsea. That translates to dozens of excellent restaurants and you can shop well there too.

It has the Thames, Kew Gardens, Richmond Park and its deer, and the view from Richmond Hill - painted by Turner - is said to be the finest in London. Transport links into Waterloo and via the District and North London lines are good and there is easy access to the M3 and M4.

Never mind that much of the borough is plagued by aircraft noise and the eye-watering council tax just announced is the highest in Britain.

Richmond residents are impervious to suggestions that they live in an upper-middle-class ghetto.

Famous residents such as Jemima Khan and Jerry Hall have helped drive up prices to levels where you could buy a smallish estate in Scotland for what you would pay for a twobedroom flat. Tommy Steele and the Attenboroughs, David and Richard, have homes there.
